Nuevo León ranks second in the national housing cost ranking, behind only Mexico City, according to an analysis conducted by Banorte. During the third quarter of 2025, the average price per square meter in Nuevo León stood at 51,706 pesos, representing a 0.8 percent increase compared to the previous period.

This increase highlights the differences in housing prices nationwide. Mexico City continues to lead the way with 56,562 pesos per square meter, while Jalisco is in third place with 45,589 pesos. The price gap across the country is considerable, reflecting a disparity in real estate supply and demand.

Nationally, the average price stands at 30,447 pesos per square meter by the end of March 2025. Meanwhile, in states like Tamaulipas, the cost is significantly lower, reaching only 16,965 pesos, further highlighting the price gap between regions.

This price growth is not just a trend in Nuevo León. The analysis indicates that Sonora experienced the largest monthly price increase, with a 1.6 percent increase, while Hidalgo was the state with the steepest drop, with a 1.1 percent decrease.

According to Rodrigo Garza Tijerina, president of the Mexican Chamber of the Construction Industry in Nuevo León, increases in the price of construction materials, such as aluminum (41.7 percent), copper (23.2 percent), and other specialized equipment, have directly influenced the rise in housing costs.

The real estate market in Nuevo León is primarily segmented into new properties, which represent 36.6 percent of the supply, followed by homes between 1 and 5 years old, at 17.4 percent. The apartment category also has significant weight, representing 41.3 percent of the supply.

This increase in housing prices largely reflects the growing demand and economic dynamism in the region. Although Nuevo León remains one of the states with the highest prices, it remains an attractive destination for those looking to invest in property, which continues to drive construction and sales in the state.

The Banorte study shows how, despite price fluctuations across the country, large cities remain the most expensive.

However, the real estate market remains an important source of investment, both locally and nationally, with steady growth that helps Nuevo León maintain its position among the states with the highest housing prices.
